Monti says he won't run for Italian premier

Italian Premier Mario Monti gestures as he speaks during a news conference in Rome, Sunday, Dec. 23, 2012. Italy's caretaker Premier Mario Monti said Sunday he won't run in February elections, but if political parties that back his anti-crisis agenda ask him to head the next government he would consider the offer. Monti ruled out heading any ticket himself, saying "I have no sympathy for 'personal' parties." At a news conference, Monti made clear he was spurning an offer from his predecessor Silvio Berlusconi to run on a center-right election ticket backed by the media mogul, citing Berlusconi's heavy criticism of his economic policies. (AP) ? After keeping Italians, and the rest of Europe, in suspense for weeks, caretaker Premier Mario Monti on Sunday ruled out running in February elections but said he would consider leading the next government if political forces sharing his reform-focused economic agenda requested it.

The decision by Monti positions him to take the helm again without having to get into the nitty-gritty of campaigning ? thus preserving his image as someone above the political fray who can make tough decisions imposing austerity measures. His previous such measures have boosted confidence in Italy's finances, and fellow European leaders have made it no secret that they want his policies to stay in place.

Silvio Berlusconi, the scandal-tainted ex-premier considering another run, commented scathingly on Monti's openness to another term.

"I had a nightmare ? still a government with Monti," the media mogul said in an interview on state TV. He has said in the past that he would run again if Monti did not, but made no commitment Sunday about his own political future.

Monti, who after his resignation Friday is continuing in a caretaker role in charge of a non-elected government tasked with rescuing Italy from economy, ruled out heading any ticket ? even a center-right grouping that Berlusconi said he would be willing to back. But the 69-year-old economist made it clear he was willing to take another turn in power.

"If one or more political forces is credibly backing (my) agenda or even has a better one, I'd evaluate the offer," Monti said during a news conference.

"To those forces who demonstrate convincing and credible adherence to the Monti agenda, I am ready to give my appreciation, encouragement, and if requested, leadership, and I am ready to assume, one day, if the circumstances require it, the responsibility that would be entrusted to me by Parliament."

Monti ruled out heading any ticket himself, saying "I have no sympathy for 'personal' parties."

Italy is struggling to shore up its finances and emerge from recession, a challenge made harder by its volatile politics, which saw dozens of governments over the years that let tax evasion spread, avoided unpopular reforms like raising the retirement age, and allowed public spending to balloon.

Monti was appointed in November 2011 to head a non-elected government with the goal of saving Italy from a Greece-style debt debacle after financial markets lost faith in his populist predecessor, Berlusconi.

Berlusconi triggered Monti's resignation last week, a few months ahead of the term's end, when he yanked his Freedom Party's support in Parliament for the government. Parliament was then sent packing last week by Italy's president, and elections scheduled for Feb. 24-25.

Monti's announcement Sunday pleased some parties but irked others.

"Yet again, Monti shows himself to be arrogant and (Pontius) Pilate-like," said Antonio Borghesi, a leader of the small center-left party that refused to back him during Monti's 13 months at the head of a non-elected government. "He won't directly commit himself, but he doesn't rule out that his name be used by others who share his agenda and he gives his willingness, if asked, to again leader the country."

The tiny centrist Italy Future party, meanwhile, hailed Monti as a "great political leader and international statesman," and said in a statement: "We reiterate our willingness to back with pride the agenda of Premier Monti."

Monti said he was spurning Berlusconi's offer not to run himself but instead support a center-right ticket headed by Monti. The premier expressed bewilderment that Berlusconi alternated sharp condemnation of the government's economic policies, with the seemingly contradictory offer to back another Monti-led government.

"Yesterday, we read that he assessed the work of the (Monti) government to be a complete disaster. A few days earlier I read flattering things," Monti said of his predecessor. The logic of Berlusconi's positions "escapes me" Monti said, drawing chuckles.

Berlusconi has said he would try for a fourth term as premier if Monti doesn't run, even though he continues to face several legal and sex-related scandals.

Monti praised Parliament for backing his government's recipe of spending cuts, new taxes and pension reform, which he said saved Italy from the debt crisis.

"Italians as citizens can hold their heads up high in Europe," Monti said, noting Italy had avoided the bailouts that Greece, Portugal, Ireland and Cyprus have had to take.

"We have always been convinced that Italy had, in itself, the resources" to succeed, Monti said. "And that's what happened."

Italy's President Giorgio Napolitano dissolved Parliament after Monti resigned Friday following approval of the country's national budget law. Monti noted that as a senator-for-life, he remains in Parliament and thus doesn't need to run for a seat in the legislature.

Voter opinion polls indicate a centrist ticket backing Monti would take about 15 percent of the vote, meaning any government headed by him would need support from either of Italy's two largest political groupings: the center-right, led by Berlusconi, or the center-left, led by Pier Luigi Bersani.

After Monti's announcement Sunday, Bersani vowed to "preserve" the premier's anti-crisis efforts. But Bersani, whose forces lead in opinion polls, expressed equal determination to avoid what Monti calls the "strange majority" of center-left, centrists, and center-right in Parliament.

That grouping until earlier this month largely set aside differences to back reforms such as raising the retirement age.

Bersani's forces turned out to be Monti's staunchest proponent this past year. By declining to directly campaign for February's balloting, Monti avoids a direct clash with him. On Sunday, Monti would only would say that Bersani is a highly "legitimate candidate for premier of a coalition."

In an interview on state TV later Sunday, Monti declined to say if he thought his agenda would get more backing from Bersani's or from Berlusconi's forces.

Some had speculated that Monti had his sights set on the Italian presidency, since Napolitano's term ends this spring. But Monti ruled that out at the news conference.

Mitt's son says he never wanted to be president anyway

If you thought the tale of how Mitt Romney lost the general election was already told, you would be wrong. Because there is so much left to tell, like how Mitt never wanted to be President anyway.?

RELATED: Tagg Romney Wanted to Punch Obama at the Debate

At least, that's what Tagg Romney says in this new Boston Globe report on what went wrong with Romney's campaign. While the rest of the piece seems to say the problems lay in the Romney campaign's lack of technical advantage, and refusal to introduce the world to Mitt Romney, the human being, this little morsel from the Republican's son points to a larger problem:

?He wanted to be president less than anyone I?ve met in my life. He had no desire to .?.?. run,? said Tagg, who worked with his mother, Ann, to persuade his father to seek the presidency. ?If he could have found someone else to take his place .?.?. he would have been ecstatic to step aside.?

So, yeah, that might explain why Mitt lost. Not wanting the job you need to publicly campaign for more than a year to get is step one in the "Not Getting Elected Guide for Dummies" book. Again, the rest of the mammoth piece, which you really should read, paints a larger picture of the struggle between Mitt's inner circle and his campaign advisors over whether they should humanize Mitt, which was ultimately their downfall. And, also, the Obama campaign had more staff and cooler tech stuff, like an app named Gordon,?"after the person who punched Houdini in the stomach shortly before the magician died," and Narwhal, named after the Internet's favorite arctic whale. ?

Cheesy Snacks Recommended For Fighting Childhood Obesity ...

From Your Health Journal?..?EMax Health is a great web site, and I highly recommend your visiting their site to read some great articles like the one being reviewed here today. Modern day children are not only eating too many snacks per day, but poor choices when it comes to eating healthy. According to experts, children today snack an average of 3 times per day in comparison to 1 time per day with children from 30 years ago. For a study, children were divided into 4 snacking groups: 1. Potato chips only 2. Cheese only 3. Vegetables only 4. Cheese plus vegetables ? as it turns out, the children who snacked on cheese and vegetables consumed significantly less calories than those who just had potato chips. Now, this is not a surprise, but it does support the fact that healthy choices at meals and snacks are key to keeping your children slim. Check out the full story at EMax health.?

From the article?..

Snacking contributes heavily to the problem of childhood obesity. According to experts, children today snack an average of 3 times per day in comparison to 1 time per day with children from 30 years ago. However, it?s not just the number of times a day a child snacks that is the problem, but the type of snacks eaten ? in particular, fat-laden snacks like potato chips that do little to fill a growing body as well as appetite.

In a recent study published online in the medical journal Pediatrics, researchers from the Food and Brand Laboratory at the Charles H. Dyson School of Applied Economics and Management at Cornell University, designed an experiment to see whether children would consume fewer calories with high-nutrient dense snacks consisting of cheese and vegetables in comparison to children offered non-nutrient dense snacks.

The study involved 102 third through sixth grade children who were randomly divided into 4 groups consisting of 4 snacking environments:

1. Potato chips only
2. Cheese only
3. Vegetables only
4. Cheese plus vegetables

During the snacking study the children were allowed to snack as they pleased while watching 2 forty-five minute long TV programs. Before, during and after the TV programs, the children were each evaluated as to how full they felt while snacking.

Top Tech Terms In Plain English For Your Boss

Have you ever approached your boss about hiring a UI person, only to have to spend 45 minutes explaining what UI is and how improving UI can benefit the company?

Have you ever tried to explain to your partner?s parents what you do in online marketing without using terms that would only further complicate your explanation?

Explaining Internet things without using Internet terminology may seem impossibly hard to someone who sits in front of the computer and works on the internet all day. There is an art to making complex ideas easily digestible for novices. It is an art that has been mastered on social news site, Reddit. ELI5 or ?Explain Like I?m 5? is a subreddit where users break down complicated topics into their simplest parts as though they were ? you guessed it! ? sharing these topics with a five year old. Suddenly, everything from trust funds to North Korea is well within your realm of understanding.

So how can you replicate this with your less ?net-savvy friends, family and co-workers?

You don?t have to. We?ve broken down 5 common tech terms that get thrown around in online businesses into easy to understand, bite sized explanations. All you have to do is rattle them off to the next person who asks, ?But what exactly is search engine marketing??

Hopefully you?ll look like a genius and you can get back to business. (No need to thank us.)

SEO/SEM

41 SEO Terms Explained, an SEO Glossary

Search Engine Optimization (SEO)

Search engines like Google are committed to making your life as easy as possible. When you search for something, Google searches the internet to find websites that can best answer your question. Google uses a lot of complex math and science to determine which pages are most relevant for any given search, and websites that adopt Google?s best practices will appear more highly in organic search (see below).

If you?re a marketing firm in New York City, you want to make sure your website shows up at the top of the search results for anyone who searches, ?marketing firm NYC? or ?NY marketing services? or ?big apple marketing agency?. By ensuring that your marketing firm website follows Google?s search rules (being shared on social media sites, receiving links from relevant sites, having great website copy, etc.), you can make your website show up in search results ahead of your competition giving you greater visibility and, ideally, more customers.

Search Engine Marketing

Like SEO, search engine marketing (or SEM) is focused on increasing your site?s visibility to customers. However, while SEO focuses on increasing your position in organic search (see below), SEM is the strategic use of paid advertisements like pay-per-click ads (see below) to reach your relevant audience.

Natural Listings (also known as Organic Listings)

Natural or organic search listings are the results that Google retrieves to any given search inquiry based on the popularity of the site and a close match of the search engine user?s query. The higher the search result shows up on the page, the more relevant Google has deemed the site to be. These high positions are coveted by companies, as these sites typically get the most clicks.

Paid Listings

Paid search listings are a way for companies to claim the high positions by purchasing them. With paid search, companies are able to sidestep SEO processes and jump straight to the top of the list.

UI/UX

What Is Information Architecture? 30+ Epic Design Resources

User Experience (UX) is how someone feels when they use your website. Do they find it frustrating to use? Helpful? Confusing? Beautiful? Ugly? The way in which your target audience or customer interacts with your web page will determine how likely they are to come back or to share your site with their friends.

User Interface (UI) are the specific components of your website that collectively form UI. Graphic design and the way the site responds to actions from the user (clicking a button, opening a page, etc.) all comprise User Interface.

Wireframe

A Beginner?s Guide to Wireframing

A wireframe is a visual guide that UX professionals use for developing the skeletal structure of a website. When UX professionals such as interaction designers do user research around creating websites that effectively deliver on business objectives, they create wireframes to arrange their creative ideas. A wireframe is essentially a basic blueprint for a web designer?s interactive design. This blueprint is not a finalized version, but it is an important tool for mapping out your concepts and ideas in your business goals.

Virtualization

10 Must-Know Tech Terms, Translated

Virtualization allows you to work from anywhere. When you virtualize a desktop, you store all your computer data on the cloud (see below) to be accessed from anywhere.

Cloud Computing

15 Tech Terms And Phrases That Should Just Die Already

Cloud computing is the virtualization of computer programs through remote servers that can store data and allow internet users to access information from anywhere. Public cloud is a form of cloud computing where you can store data and access the files from any device as long as you are connected to the internet. Some popular examples of services that use cloud computing are Google Docs and Flickr.

ARM security improvement to speed mobile e-commerce

LONDON (Reuters) - British chip designer ARM Holdings and its partners Gemalto and Giesecke & Devrient have launched a new security standard for smartphones that can speed up e-commerce transactions.

Trustonic, a joint venture between the companies formed in April, said the security standard could be built into every level of a device, from the chip through the operating system to applications.

Ben Cade, Trustonic's chief executive, said it would eliminate the need for third-party devices, like bank card readers and secure ID tags, and enable content to be shared easily between devices.

He said the technology could reduce the time needed for an e-commerce transaction on a smartphone to seven seconds from the two and a half minutes typical today.

"It will enable us to trust our smart connected devices to protect us as they deliver essential services and innovative user experiences," he said.

Security is becoming increasingly important for smartphone users as more operations move from PCs to mobile devices.

Trustonic has signed up partners ranging from chipmakers NVIDIA and Samsung Electronics to payments company Mastercard and content provider 20th Century Fox Home Entertainment, Cade said.

Use a Charcoal Grill as a Pit Fire Pottery Kiln

Use a Charcoal Grill as a Pit Fire Pottery KilnIf you or a friend are trying out pottery as a hobby but are dismayed at the cost of an electric kiln you can utilize a standard charcoal grill as a basic pit fire kiln?the results won't be quite as professional and you'll have smoke marks on the finished product but it will sufficiently harden the clay.

Ceramic weblog Ceramic Arts Daily points out that you'll need to have pots with walls around ?-inch thick throughout to work properly on a pit fire kiln. Start the charcoal in your grill just as you would for a barbecue and when the coals start to smolder add the pots to the cooking grid to preheat. After 15 minutes of this, remove the pots and cooking grid and spread the coals out evenly, nestling each pot within the coals. Cover the grill, but keep on side slightly open and use a fan to help increase the temperature of the coals.

After another 30 minutes of high heat the clay should be fired; you'll be able to tell by tapping the outside (its ready when it rings) and the surface can't be scratched with your fingernail. The source link also gives alternative options for DIY kilns as well as other techniques to increase the temperatures in your grill.

UV nail lamps do not significantly up skin cancer risk

Ultraviolet nail lamps, used for professional and personal nail techniques, do not pose a clinically significant skin cancer risk, according to a letter to the editor published online Dec. 6 in the Journal of Investigative Dermatology.

(HealthDay)?Ultraviolet (UV) nail lamps, used for professional and personal nail techniques, do not pose a clinically significant skin cancer risk, according to a letter to the editor published online Dec. 6 in the Journal of Investigative Dermatology.

Alina Markova, M.D., from Massachusetts General Hospital in Boston, and Martin A. Weinstock, M.D., Ph.D., from Brown University in Providence, R.I., compared irradiance from three common UV nail lamps with exposure of narrowband UVB (NBUVB) used for phototherapy. The action spectrum for photocarcinogenesis (Skin Cancer Utrecht-Philadelphia human [SCUP-h]) was used to determine each device's carcinogenic effective irradiance. The nail lamp's UV dose per session was calculated, assuming 10 minutes per UV nail lamp session for each device's carcinogenic-effective irradiance. SCUP-h was used to determine the ratio between the carcinogenic potential of the UV nail lamp and the single NBUVB phototherapy course.

The researchers found that UV nail lamps primarily emitted UVA with no detectable UVB or UVC. The highest spectral irradiances produced by devices A, B (containing fluorescent lamps), and C (light-emitting diode) were 15,253, 15,202, and 2,845 mWm?2, respectively. To equal the dose received during one NBUVB course, over 13,000 sessions with device A or B and more than 40,000 sessions with device C sessions would be required.

"Our study of three UV nail lamps reveals that such exposure is a tiny fraction of a single NBUVB course, and hence does not produce a clinically significant increased risk of developing skin cancer," Markova and Weinstock conclude.

Successful Tips For Commercial Real Estate ? Darul Uloom Newcastle

Posted by McconnMuck468 on December 14, 2012 in Articles with No Comments

If you are negotiating a commercial real estate lease, you should aim to have shorter lease terms. The reason for this is because with a shorter lease, you have less financial liability. In addition, you should aim to get an option to stay in the location longer, and set the rent amount ahead of time.

Commercial real estate is a big investment. Will you being utilizing the property or will you be leasing the property? Be sure to consult with your financial advisers on loan options, leasing requirements if necessary and payments and taxes. It seems like a lot but you need to be smart with your investment.

If you want to invest in commercial real estate, then invest in commercial real estate. Don?t acquire properties, make sure you are getting involved in ones that produce profit, revenue and income of some kind. It?s nice if the property value goes up over time so you can buy low and sell high. It?s better and safer when you start making money right away.

Once you are renting your buildings, do your best to satisfy your renters. You should listen to their ideas and complaints and perhaps improve your apartments or office buildings. If something does not work, get it fixed as fast as possible. Satisfied renters will stay and pay their rent on time.

When it comes to selling commercial properties, make sure you negotiate. Do not accept the first offer you are given. Be smart and make the right choice. You and your business are worth something and you should wait it out to get the right amount of money for your property.

Even if you are very familiar with the process of investing in residential properties. Do not be overconfident in your ability to navigate through the complex and highly technical process and protocol of purchasing commercial properties as part of your real estate portfolio. This can save you thousands of dollars in legal or accounting mistakes.

Don?t plan for the worst, but be prepared to ask questions related to your inability to pay your rent. Know in advance, whether the landlord is willing to work with you and will allow you extra time to pay or lock you out right away. Protect your customers and your business by knowing your options.

Although this sounds like an obvious piece of advice, remember that your goal in commercial real estate is to make a profit. If you will just breaking even on a property in terms of your longterm investment (the cost of maintenance over the years, what you initially put down, etc.), consider your decision to purchase the property carefully.

Commercial real estate is a business with long-term rewards, so don?t use it as a vehicle to get rich quickly. Your investments will go up and down over time, having tenants and losing tenants, sometimes even facing problems that can cost you money. It?s it a long-term strategy which will win you the greatest profits.

Real estate often seems like a great way to invest, and it truly often is. There are, however, many pitfalls that can happen to a new investor, and so it is very important that you do not put all of your eggs into one basket when you think about real estate.

As previously stated above, commercial real estate includes property that is used for generating profit, whether it is rental profit or capital profit. Taking part in the commercial real estate market, in order to become a commercial real investor, is a simple as following the advice provided in this article.

93% The Sessions

All Critics (86) | Top Critics (32) | Fresh (80) | Rotten (6)

Most often with The Sessions the blunt comedy outweighs the drift toward sanctimony.

It sends viewers out of the theater with a heightened sense of the physical and a real feeling for all the things that sex means in human life.

The achievement of this simply told, exceptionally fine film is the clarity with which it portrays the drama of a good soul in an inert body.

Hawkes' performance is the must-see hook of The Sessions, but Hunt gives this funny, touching movie its soul.

Character actor John Hawkes is often cast as a frightening rustic (Winter's Bone, Martha Marcy May Marlene), but he gives a tender and witty performance here as Mark O'Brien.

The joy of The Sessions goes beyond sexual healing. It makes physical intimacy far more a matter of the heart, and you won't be alone wiping an occasional tear.

... a story of triumph over disability that takes the form of an uplifting sex comedy rather than a depressing saga of a dying man.

That exceedingly rare combination of sexy, clever and sweet, a winning tale of one charming disabled man's quest to get some stank on his hangdown.

The film greatly benefits from Hawkes' tremendous performance. (Full Content Review for Parents also available)

For the entire endeavor to emotionally register, you must buy into the romance that purportedly blossoms between Hawkes and Hunt. I didn't, not for a second.

Hawkes' work here is that good that it carries one away on a wave of emotion that dismisses critical thought. The film around him could have been better but you're unlikely to realize that while you're watching it.

...a perfectly watchable showcase for two undeniably above-average performances.

Uneven and perhaps a little too tidy as it aims to promote one man's extraordinary spirit. It is John Hawkes and Helen Hunt, however, who are most worth seeing.

Practically ignores everything about O'Brien's life except as it relates to his sexual odyssey, turning the life of the man into little more than a curio.

A powerful expression of our common needs, fears, and consolations.

For better and for worse, The Sessions has 'crowd-pleaser' written all over it.

Neither an issue-pushing disability drama or a crude, American Polio-style sex comedy, The Sessions is sweet and winning - 'feel good' minus the fingers down the throat.

Hubble sees violent star formation episodes in dwarf galaxies

ScienceDaily (Oct. 27, 2012) ? The NASA/ESA Hubble Space Telescope has imaged the faint irregular galaxy NGC 3738, a starburst galaxy. The galaxy is in the midst of a violent episode of star formation, during which it is converting reservoirs of hydrogen gas located in the galaxy's center into stars. Hubble spots this gas glowing red around NGC 3738, one of the most distinctive signs of ongoing star formation.

Lying in the constellation of Ursa Major (The Great Bear), NGC 3738 is located about 12 million light-years from the sun, and belongs to the Messier 81 group of galaxies. This galaxy -- first observed by astronomer William Herschel back in 1789 -- is a nearby example of a blue compact dwarf, the faintest type of starburst galaxy. Blue compact dwarfs are small compared to large spiral galaxies -- NGC 3738 is around 10,000 light-years across, just one tenth of the size of the Milky Way.

This type of galaxy is blue in appearance by virtue of containing large clusters of hot, massive stars, which ionize the surrounding interstellar gas with their intense ultraviolet radiation. They are relatively faint and appear to be irregular in shape. Unlike spirals or elliptical galaxies, irregular galaxies do not have any distinctive features, such as a nuclear bulge or spiral arms. Rather, they are extremely chaotic in appearance. These galaxies are thought to resemble some of the earliest that formed in the Universe and may provide clues as to how stars appeared shortly after the Big Bang.

This image was created by combining visual and infrared images taken with the Wide Field Channel of the Advanced Camera for Surveys aboard the Hubble Space Telescope. The field of view of the Wide Field Channel is approximately 3.4 by 3.4 arcminutes wide.

Fungal meningitis outbreak isn't the first

The growing illnesses and deaths blamed on tainted pain shots from a Massachusetts compounding pharmacy may be the worst such outbreak of fungal meningitis in U.S. history -- but it?s not the first. Five people were sickened and one died in a similar outbreak in 2002.

Maine innovation on display at Colisee in Lewiston ? Business ...

LEWISTON, Maine ? It was like the brainiest party you?d ever seen: Roughly 400 people crowded into the Androscoggin Bank Colisee to sip wine, eat cheese and exchange ideas.

Really big ideas.

For the first time, The Maine Technology Institute held its Innovation Economy showcase in Lewiston and the turnout was huge. Hundreds came to see and hear the latest in matters such as renewable energy, communications, biotechnology and manufacturing.

?It?s just amazing,? said MTI President Robert Martin, ?the reach and breadth of what Maine companies can do.?

There was a lot of life-changing technology on display, but one of the busiest booths around was more in the realm of leisure. This belonged to Pantheon Guitars, a Lewiston company that had segments of its high-end acoustic guitars on display.

The booth was busy almost at once. Even the nerdiest people admittedly don?t know how a guitar is made.

?That,? said Pantheon CEO John D. Karp, ?is part of the fun.?

Like all other businesses on display at the show, Pantheon has benefited from MTI, which since 2000 has awarded $142 million in grants and loans to Maine companies and research institutions.

?I?m a huge fan,? Karp said. ?They really helped us to make advances in our processes.?

A few booths down stood the people of Falcon Performance Footwear, an Auburn company. It also has received grants from MTI to help with development. In response to that, it put on display a boot, sliced down the middle to show its many parts.

The booth was manned by Carl Spang. As Falcon president, he doesn?t get out to mingle very often with other innovators.

?It?s great to be out at a local show and to see all these people,? Spang said.

Around the corner was Packgen, an Auburn company that manufactures containers made from composite materials. It, too, benefited from an MTI grant and as a result, it expects to create a dozen additional jobs in the coming year.

The show was about innovation, but it wasn?t as tech-heavy as it could have been. Men in coats and ties mingled with women in power suits. They drank beer and wine and gathered in small groups, talking shop or discussing the state of innovation in Maine.

Which was precisely the point.

?We have these great companies in the state, but you don?t see them; they?re tucked away here and there,? MTI spokeswoman Deborah Cook said. ?This is a chance for us to make all of this visible.?

Gov. Paul LePage, citing illness, failed to show to deliver a speech, but that didn?t quiet the enthusiasm of the gathering. Other speakers took his place, including David Kappos, undersecretary of commerce for intellectual property and director of the U.S. Patent and Trademark Office, and Desh Deshpande, a Boston venture capitalist and entrepreneur.

Pair of statues to honor David Dunbar Buick | Hemmings Blog ...

Even though his namesake car has one of the automobile industry?s deepest histories, David Dunbar Buick exists today as one of the early automotive world?s tragic tales. Buick came to Detroit at age two, persevered to create great cars with his sidekick, master machinist Walter Marr, and took on the young Billy Durant to help market his cars. History makes clear that Durant had other ideas. He turned Buick into the United States? top-selling car, but forced its creator from the firm just before he founded General Motors in 1910. Buick, the man, was nearly forgotten by the time he died in Detroit at age 74 in 1929. His fortune had been wiped out by bad investments in California oilfields and Florida real estate.

We recently heard from Lawrence R. Gustin, the longtime Buick PR chief turned automotive historian (and author of a definitive Durant biography), who described a unique unfolding effort to honor Buick appropriately. He is going to be memorialized with two life-size bronze statues: One in Flint, Michigan, the founding home of Buick cars, and the other in his seaside hometown of Arbroath, Scotland. The Flint statue is expected to be unveiled this December. Larry sent us the above photo of Joe Rundell working on his likeness of Buick. Joe is a retired machine repairman at the Chevrolet engine plant in Flint who made a reputation doing custom engraving work on firearms before turning his talents to sculpture. The Buick project is led by Al Hatch, who chairs the Back to the Bricks car show in downtown Flint since retiring from Rockwell Automation. The group he heads is considering locating a new statue of Durant near that of Buick and an existing one of Louis Chevrolet in Flint. That would be second statue of Durant in town; the first has stood for 24 years outside the onetime headquarters of the Durant-Dort Carriage Company. As Larry tells us, Al?s idea is to eventually turn Flint into something of a sculpture garden honoring locally prominent automotive pioneers such as Walter P. Chrysler, Charlie Nash, Albert Champion, Charles Kettering and the Reuther brothers, among others.

How To Get A Deal On A Commercial Property | Eric Chua : Life - First

Being a commercial property owner is exciting, however, it can also be quite an undertaking when trying to manage the property. All this can really make you confused about where exactly to get started so that you can make certain all your bases are covered. Trying to figure out everything you need to know about owning commercial property can be difficult, but this article can get you started into acquiring and owning a commercial property.

You can find different kinds of brokers. There are agents who only represent tenants and there are full-service brokers who work with both tenants and landlords. You may benefit significantly better from hiring the services of a broker working with tenants exclusively, as he has significantly more experience representing tenants successfully.

The key terms will include the pro forma and the rent roll. If you fail to check out the terms, you might find something that is at odds with the rent roll and make the pro forma unreliable.

TIP! Double-check that you are seeking a realistic amount of money for your property. Your property?s actual value is influenced by many factors.

Make sure the property you are interested in has access to utilities. Look for access to water, electricity, gas an a sewer or anything specific to what you intend to use this property for.

Always check the credentials of the inspectors you hire. Pay particular attention to the credentials of any pest-control experts because many of them are not licensed. Reviewing credentials will help you prevent major issues after you make the purchase.

You should acquire tour site checklists when you?re examining several properties. Make sure to advise the property owners when you want to take the next step past the first proposal responses. Don?t be shy about telling the owners that you are thinking about purchasing another property. This may ensure that you get a much more viable deal.

TIP! Before you begin seeking commercial real estate property, be sure to identify your requirements. Identify which features in a commercial property are high value to you, and make a list.

Don?t be led by hype and fads when searching for commercial real estate. Do not be hasty about making a investment decision. You will be full of regrets if you are stuck with a property that is not what you expected. Realize that it can sometimes take at least one year for the proper investment opportunity to present itself.

For those who have an interest in real estate, reference websites that offer information to a investors of all experience levels. No one can ever honestly claim that they know too much.

Have family, friends, and professional lenders partner with you to make sure you have enough cash to buy commercial real estate.
